EarlyDocket — Terms of Service, Privacy & Refund Policy

What the service is

EarlyDocket compiles, classifies, and delivers information derived from public government records (county/city permit datasets and municipal meeting agendas/minutes). We add classification and matching; underlying facts belong to the public record. Every delivered item references its source.

Acceptable use

Feeds are licensed to your business for its own business development. You may not resell or redistribute the feeds.

Whose phone number this is. Where a permit file carries a phone number, it is the permit applicant's published business number — the contractor of record, taken from the authority's own field (Miami-Dade publishes it as ContractorPhone). It is never the property owner's number. Some sources publish no phone field at all; the City of Miami layer is one, and rows sourced from it carry no number rather than a blank we chose not to fill.

Your obligations before you contact anyone. You are solely responsible for how you contact any person or business referenced in the data.

We have not scrubbed anything. EarlyDocket has not checked any number in any file against the National Do Not Call Registry, the Florida do-not-call list, or any wireless identification service, and no record is flagged as wireline or wireless. Scrubbing is your step before your first call, not ours. EarlyDocket supplies market signals drawn from public records, not consumer call lists, and no record is verified for marketing-contact consent. None of this is legal advice; if your calling programme is material to your business, have Florida counsel review it — commentators read the amended FTSA as reaching some business-to-business texting, and we make no representation either way.

Accuracy & corrections

Classifications are automated and evidence-tagged; public records themselves contain errors and lags. Nothing here is legal, investment, or professional advice, and we do not guarantee completeness (coverage per source is disclosed). If any item misstates its source record, email us — we verify against the source and correct.

Refunds

Exactly one thing on this site is for sale: the Florida permit data file, $79, a single payment and not a subscription, sold through Gumroad at saksham82.gumroad.com/l/qyzvgt. There is no other checkout, no card field anywhere on this domain, and no recurring charge of any kind.

The refund terms are the ones that listing itself publishes. Read from the live listing on 2026-09-17, its refund policy reads “14-day money back guarantee”, with no fine print attached; Gumroad records that policy as last updated 2026-07-31. Refunds are processed by Gumroad under Gumroad's own terms. If this page and the listing ever disagree, the listing governs, because the listing is the document you buy under. To ask for a refund, reply to your Gumroad receipt or email hello@earlydocket.com and we will action it; we will not argue about whether the file was useful to you.

Everything else on this site is free and always has been: the Monday digest, its RSS feed, the archive, the permit and agenda samples, the coverage page, the per-jurisdiction hearing pages and the permit-activity pages. Development Radar is a waitlist only — it is not built, carries no price, and cannot be bought.

Privacy

We collect your email and subscription preferences to deliver the service; we don't sell subscriber data or use third-party ad tracking. The site loads Google Analytics (GA4) to measure page traffic and checkout funnel events; that usage data is processed by Google under its own terms, and the site works unchanged if you block it. Delivered datasets contain information from public records (e.g., permit holders, property owners of record). To request removal of your personal data from our subscriber systems, email hello@earlydocket.com. Payments are processed by our payment providers (e.g., Gumroad/Lemon Squeezy) under their terms; we don't store card data.

Liability

Service provided "as is"; total liability is capped at fees paid to EarlyDocket in the prior 3 months. The only paid product is the $79 one-time file, so for anyone who has not bought it that cap is zero, and for anyone who has it is the amount they paid.

Who you would be contracting with, and what is not settled yet

Until 2026-07-31 this page said the operator's full legal name was "available in the payment receipt / on request" and that liability was "governed by the laws applicable in our terms of sale", and pointed at documents that did not exist. Purchases now run through Gumroad, whose receipt and terms apply to the transaction itself. What is still owed to you is the counterparty position on this side, so here it is.
