What the service is

EarlyDocket compiles, classifies, and delivers information derived from public government records (county/city permit datasets and municipal meeting agendas/minutes). We add classification and matching; underlying facts belong to the public record. Every delivered item references its source.

Acceptable use

Feeds are licensed to your business for its own business development. You may not resell or redistribute the feeds.

Whose phone number this is. Where a permit file carries a phone number, it is the permit applicant's published business number — the contractor of record, taken from the authority's own field (Miami-Dade publishes it as ContractorPhone). It is never the property owner's number. Some sources publish no phone field at all; the City of Miami layer is one, and rows sourced from it carry no number rather than a blank we chose not to fill.

Your obligations before you contact anyone. You are solely responsible for how you contact any person or business referenced in the data.

We have not scrubbed anything. EarlyDocket has not checked any number in any file against the National Do Not Call Registry, the Florida do-not-call list, or any wireless identification service, and no record is flagged as wireline or wireless. Scrubbing is your step before your first call, not ours. EarlyDocket supplies market signals drawn from public records, not consumer call lists, and no record is verified for marketing-contact consent. None of this is legal advice; if your calling programme is material to your business, have Florida counsel review it — commentators read the amended FTSA as reaching some business-to-business texting, and we make no representation either way.

Accuracy & corrections

Classifications are automated and evidence-tagged; public records themselves contain errors and lags. Nothing here is legal, investment, or professional advice, and we do not guarantee completeness (coverage per source is disclosed). If any item misstates its source record, email us — we verify against the source and correct.

Refunds

Dormant as of 2026-07-30: no product on this site is currently for sale. There is no checkout, no card field and no payment processor connected, so no subscription or one-off report has been or can presently be purchased. The terms below take effect only if and when a billing rail is published here.

Monthly subscriptions: cancel anytime, effective at period end; first-month full refund if the feed did not deliver as described. One-off reports: full refund within 14 days if the report materially misstates its sources.

Privacy

We collect your email and subscription preferences to deliver the service; we don't sell subscriber data or use third-party ad tracking. The site loads Google Analytics (GA4) to measure page traffic and checkout funnel events; that usage data is processed by Google under its own terms, and the site works unchanged if you block it. Delivered datasets contain information from public records (e.g., permit holders, property owners of record). To request removal of your personal data from our subscriber systems, email hello@earlydocket.com. Payments are processed by our payment providers (e.g., Gumroad/Lemon Squeezy) under their terms; we don't store card data.

Liability

Service provided "as is"; total liability is capped at fees paid in the prior 3 months. No fees have been paid to date — there is no checkout on this domain — so that cap is currently zero.

Who you would be contracting with, and what is not settled yet

Until 2026-07-31 this page said the operator's full legal name was "available in the payment receipt / on request" and that liability was "governed by the laws applicable in our terms of sale". Neither document exists: there is no payment processor connected to this domain, so no receipt has ever been issued, and there are no terms of sale because nothing is for sale. Pointing at documents that do not exist is not a disclosure, so here is the actual position.
