Every qualifying permit row behind the free weekly digest, not just the top twelve: a CSV per trade per metro, rebuilt from the county's own records on the nightly run, plus a run-over-run delta of the permit numbers that were not in the previous file. Issue date, work type, job address, city, declared valuation, permit number, contractor of record, the contractor's state licence where the source publishes one, the parcel folio, and the literal rule that classified each row — the column list is published at /files-schema.json. Miami-Dade and Orlando are the metros in the spool today, and the file says so. One payment, not a subscription. Includes Miami-Dade County (Board of County Commissioners and the BCC Comprehensive Development Master Plan & Zoning body, read from the county’s own Legislative Item Tracking System), Hollywood, Hallandale Beach and Coconut Creek. Alongside the items it publishes a forward hearing calendar at /hearings.json: every land-use body we watch, when it next meets, and whether its clerk has posted an agenda yet — including City of Miami PZAB, whose hearing DATES we publish and whose agenda documents we still cannot read (miami.gov returns HTTP 403). It does NOT read Miami Beach or Orange County/Orlando agendas — see the coverage page for why, by name.

What is built, and what is not

The files exist and are delivered. 580 finished permit files for Miami and Orlando are in the delivery spool right now, and /api/file serves them over HTTPS as CSV — the day's file and the run-over-run delta of permit numbers that were not in the previous run — to a purchase licence key, or to a token the owner issued by hand. 1 owner-issued token(s) are live and 9 have ever been issued (the difference is expired or revoked, including this build's own end-to-end test). That count is tokens only: a licence key is checked against the processor on each request and is not stored here, so it is not in the number. This is new as of 2026-07-31; before that there genuinely was no delivery channel.
Checkout is live for the products above that show a Buy button. Payment is taken by Gumroad, not by this site; this site never sees a card number. How the file reaches you after the sale is written on the product itself, above. A product with no Buy button has no checkout and nobody is charged for it.
Development Radar does not read:
- the items on City of Miami PZAB agendas (its hearing DATES we do publish)
- Miami Beach
- Orange County and the City of Orlando

The permit lag is 1–3 days, not real time. Measured per source and published on the permit sample and coverage pages.

Read the output before you pay for it. The samples are published in public and unedited: the permit sample is a real nightly pull of the file with phones and owner names masked, and the weekly digest is the free version of the same pipeline.
