The day’s Miami permit rows for one trade, plus the run-over-run delta file of permit numbers that were not in yesterday’s run. Contractor of record, declared valuation, permit number, address, the parcel folio in the county’s 13-digit form, and the literal rule that classified each row. Fixed 31-column schema on every day in the window, published at /files-schema.json.

Development Radar

Zoning public hearings, rezonings, PUDs, plats, annexations and comp-plan items read from county and city agendas, each re-verified against its own source document before it is published. Includes Miami-Dade County: the Board of County Commissioners and the BCC Comprehensive Development Master Plan & Zoning body, read from the county’s own Legislative Item Tracking System, with the applicant and the parcel location as separate fields where the county prints them. It does NOT read City of Miami PZAB, Miami Beach, or Orange County/Orlando agendas — see the coverage page for why, by name.

What is built, and what is not

The files exist and are delivered. 403 finished permit files for Miami and Orlando are in the delivery spool right now, and /api/file serves them to a subscriber token over HTTPS as CSV — the day's file and the run-over-run delta of permit numbers that were not in the previous run. 0 entitlement(s) are live and 2 have ever been issued (the difference is expired or revoked, including this build's own end-to-end test). This is new as of 2026-07-31; before that there genuinely was no delivery channel.

Billing is not built. No payment processor is connected to earlydocket.com. Connecting one is an account action on the processor's own site (product creation, identity and payout details) and cannot be done from this server. Until it is, an entitlement can only be issued by hand by the owner, so nobody can subscribe themselves and nobody is charged.

Development Radar does not read City of Miami Planning, Zoning and Appeals Board (PZAB); Miami Beach; Orange County and the City of Orlando. If those are the agendas you need, this product is not for you yet, and saying so here is cheaper for both of us than a refund.

The permit lag is 1–3 days, not real time. Measured per source and published on the permit sample and coverage pages.

Why this page exists at all. A price with no checkout is easy to mistake for a broken site. It is not broken: there is no payment processor connected to this domain, and rather than put up a card field that could not charge you, the site says so. If you want the product, the free list is the honest way to be first in line — join it here — and the samples are the honest way to decide whether it is worth being in line for.
