Florida permit data file (Miami-Dade + Orlando)

$79 one-time

Every qualifying permit row behind the free weekly digest, not just the top twelve: a CSV per trade per metro, rebuilt from the county's own records on the nightly run, plus a run-over-run delta of the permit numbers that were not in the previous file. Issue date, work type, job address, city, declared valuation, permit number, contractor of record, the contractor's state licence where the source publishes one, the parcel folio, and the literal rule that classified each row — the column list is published at /files-schema.json. Miami-Dade and Orlando are the metros in the spool today, and the file says so. One payment, not a subscription. Your receipt carries a licence key: paste it at https://earlydocket.com/redeem.html and every metro and trade in the spool is listed with a download button. There is no account and no password — the key is checked against Gumroad on each download. If you would rather script it, the direct URL still works: https://earlydocket.com/api/file?k=YOUR-KEY&metro=miami&trade=solar, with &kind=full for the whole day's file and &list=1 for a JSON index of everything your key opens. The run-over-run delta is currently produced for miami/solar only; for every other cut the request returns that day's full file instead and says so in its X-EarlyDocket-Kind response header, rather than reporting an empty delta. Declared valuations are as filed and routinely understate real project cost. Secure checkout via Gumroad with its 14-day money-back guarantee; the full refund policy is at /legal.html.

Development Radar

$1,499 / year

Zoning public hearings, rezonings, PUDs, plats, annexations and comp-plan items read from county and city agendas, each re-verified against its own source document before it is published. Includes Miami-Dade County (Board of County Commissioners and the BCC Comprehensive Development Master Plan & Zoning body, read from the county’s own Legislative Item Tracking System), Hollywood, Hallandale Beach and Coconut Creek. Alongside the items it publishes a forward hearing calendar at /hearings.json: every land-use body we watch, when it next meets, and whether its clerk has posted an agenda yet — including City of Miami PZAB, whose hearing DATES we publish and whose agenda documents we still cannot read (miami.gov returns HTTP 403). It does NOT read Miami Beach or Orange County/Orlando agendas — see the coverage page for why, by name.

Not purchasable yet. This product has no checkout of its own. The price is what it will cost. What the form below does: it records that you want THIS product at a stated price and emails the owner, who can invoice you and issue access by hand. Nothing here charges you.

What is built, and what is not

Read the output before you pay for it. The samples are published in public and unedited: the permit sample is a real nightly pull of the file with phones and owner names masked, and the weekly digest is the free version of the same pipeline. They are the honest way to decide whether the paid file is worth it to you before any money moves. The free list is still free — join it here.
